Ground-Breaking Event Marks Rise of 500-Room Hotel

– First of its Kind in the UK and Scotland’s Largest

The construction start of what will become Scotland’s largest hotel, set to rise from the very heart of Glasgow’s historic Merchant City, is being marked today (Friday 10 September) by a ground-breaking ceremony at Candleriggs Square, heralding the £300 million transformation of one of the city’s most prominent development sites. The hotel forms the first development phase of the much-anticipated regeneration of the 3.6-acre Candleriggs Square site now being delivered by a joint venture between Drum Property Group and Stamford Property Investments.

TSH is a pan-European investor, developer, owner and operator of a unique award-winning ‘hybrid’ hospitality concept combining accommodation, co-living and co-working spaces with restaurants, bars, gyms, retail outlets and meetings and event spaces. The company has launched 15 hotels in many of Europe’s most high-profile city centre destinations – including Amsterdam, Florence and Berlin.

The opening of The Student Hotel in Glasgow will mark a significant personal milestone for TSH founder and Chief Executive, Charlie McGregor, who was born and raised in Scotland before setting up the company in 2006. Welcoming the construction start, he said: “Today marks the first step of what will become Scotland’s largest hotel, bringing with it our pioneering hybrid hospitality model that will introduce something very different and very exciting to the UK market. On a personal level, I am thrilled that the first TSH in the UK will be in Scotland and that our brand is finally ‘coming home’.

Candleriggs Square – bound by Wilson Street, Hutcheson Street, Candleriggs and Trongate – is regarded by many as the last and most significant piece of the Merchant City regeneration jigsaw. Originally home to Glasgow’s flourishing fruit and vegetable market, for most of the 20th century it was used as a department store before remaining unoccupied and derelict for more than two decades, following the closure of the last operator there in 1999.

Following the TSH start on site, the next development phase will be a 346-apartment Build-to-Rent scheme delivered on behalf of Legal & General, with construction beginning shortly. Graeme Bone, Group Managing Director of Drum Property Group, emphasised the developer’s commitment to deliver the project. “Now, more than ever, we are committed to progressing our plans as soon as we can,” he said. “For the last 20 years, the site has lain neglected and unused, becoming an unattractive gap site in an otherwise vibrant and thriving neighbourhood.

The development will return Candleriggs Square to what it always was – a bustling market-place full of life, vitality and interest and intrinsically linked to the rest of the city centre, bringing with it a significant and timely boost for both the local and national economy. High-quality housing, hotels, local amenities and open spaces will combine with new pedestrian links throughout the site, making the whole Merchant City more accessible, welcoming and exciting for people living, working and visiting the area.”

Glasgow City Council initially approved plans for the hotel in May 2020, as well as granting approval for ‘Planning Application in Principle’ for the entire 3.6-acre site. The hotel will mark the beginning of the development proposals which will eventually deliver a high-quality mixed-use scheme combining homes, offices, hotels, restaurants and local amenities with landscaped open spaces and accessible walkways, together with a new public square at the heart of the development.

Plans for Candleriggs Square match Glasgow City Council’s stated desire to bring more people back into the city centre to live, work and visit. Council Leader, Councillor Susan Aitken added: “Glasgow needs a city centre that is an attractive place to live, work, study, visit and invest – and the regeneration of Candleriggs Square can play an important role in delivering on all of those aims. The start of construction is very welcome, bringing new life to a key site that has lain vacant for a considerable time. We can also look forward to further stages of the development bringing economic and social benefit to the Merchant City’s residents and businesses – and contributing to a wider renewal of the city centre.”

First UK development for ‘The Student Hotel’ Triggers Regeneration of Prominent Merchant City Gap Site
Construction of Candleriggs Square, Drum Property Group’s £300 million regeneration project lying at the heart of Glasgow’s Merchant City, has taken a significant step forward as preparatory on-site works begin for The Student Hotel’s first ever complex in the UK.

Glasgow City Council initially approved plans for the 500-bedroom hotel in May 2020, and construction is now expected to start in July this year. The complex will be owned and operated by pioneering hotel brand The Student Hotel (TSH) – a pan-European investor, developer, owner and operator of a ‘hybrid’ hospitality model offering a mix of functions. These include hotel accommodation, co-living and co-working spaces, a bar and restaurant, conference rooms and fitness centre in a creative and inspiring environment that attracts a wide range of users and guests.

TSH currently owns and operates 13 hotels across Europe in leading destinations such as Amsterdam, Berlin, Dresden, Florence, Rotterdam, The Hague, Maastricht and Paris, with a further 12 hotels under development. The company states that its mission is to “create boundary-blurring spaces where students, travellers, mobile professionals, creative nomads and enterprising minds can connect and thrive in smart design co-living and co-working spaces.”

The hotel is the first construction phase for the 3.6-acre Candleriggs Square development delivered by Candleriggs Development 2 – a joint venture bringing together Drum Property Group and Stamford Property Investments. Drum and Stamford first launched its ambitious £300m plan to transform Candleriggs Square when the site was bought in March 2019. Plans include a high-quality mixed-use scheme combining homes, offices, hotel, restaurants and local amenities, together with landscaped open spaces and accessible walkways with a new public square at its heart.

Candleriggs Development 2 Limited, the joint venture between Drum Property Group and Stamford Property Investments, has agreed an £81.5 million deal with Legal & General to deliver a major 346-apartment Build-to-Rent (BTR) scheme at Candleriggs Square, Glasgow.

The deal marks the next significant step of the much-anticipated regeneration of the 3.6-acre Candleriggs Square site lying at the heart of the Merchant City area. Approval was granted for a ‘Planning Application in Principle’ for the entire site by Glasgow City Council in May 2020 – including a detailed application for a new 500-room hotel complex owned and operated by the pioneering hotel brand, the Student Hotel Group.

Legal & General will forward fund Candleriggs Development 2 to deliver the apartment complex, designed to meet the growing demand for affordable and high-quality rental accommodation across Scotland and the UK. The joint venture company has now submitted a detailed planning application to Glasgow City Council to develop the residential complex.

As well as the 346 apartments, the 17-storey 325,000 sq. ft. building will include a range of retail and commercial units at ground floor level creating a vibrant and attractive public realm. A generous entrance lobby will open onto Glasgow’s Trongate, giving direct access to a communal landscaped courtyard at the first-floor level, while a range of roof terraces will provide spectacular views across the city.

Construction of the hotel will begin in early 2021.

Since then, the site has suffered many false development dawns, including a proposal to establish Scotland’s first Selfridges there in 2007.Drum and Stamford’s joint venture inherited an existing planning consent, approved in 2016, for around 850,000 sq. ft. of residential, student, hotel and commercial space. The current approved planning application made significant improvements to the quality of design and site permeability which reflect the site’s unique setting at the heart of the Merchant City.

Proposals include a mix of homes, hotels and commercial space clustered around landscaped areas and a central public square. Restaurants, cafes, bars and retailers will be included at ground-floor levels, augmented by a variety of pedestrian-friendly street-level courtyards and contemporary art installations – including an additional open public space at the intersection of Candleriggs, Wilson and Bell Street.
