REDEVCO ANNOUNCES THE COMPLETION OF GEORGE HOUSE, GLASGOW

Property company Redevco has announced today (21 September 2012), the completion and launch of its comprehensive Glasgow office refurbishment, George House.

Situated on the north side of George Square, adjacent to Queen Street Station, the £6.9 million refurbishment of the space, providing c 90,000 sq ft of accommodation, marks a key milestone for the city, which has seen a dearth of new Grade A development completions for over two years.

In the centre of Glasgow’s civic and cultural heart on the northern face of George Square, we are to redevelop George House for our client Redevco. The two fundamental aspects of this project respond to the civic setting and the client’s commercial agenda. A mix of uses can be created. Basement car parking, retail at ground floor addressing the arcade, offices through the upper floors with a skybar/restaurant. This will generate a vibrant occupancy of the building and the surrounds, to stimulate the development’s commercial success.

The site addresses Glasgow’s primary civic space adjacent to the city chambers. The project maximises the commercial opportunities the site offers, with a high variety of occupation options. The project’s deep plan is perforated with two new arcades, one public and one private to the offices, bringing light and air into the heart of the site.

Vertical circulation and services distribution are arranged to leave the floorplates free of obstruction allowing the maximum opportunity for commercial flexibility. The disposition of cores allows each floorplate to be sub-divided, giving the landlord the maximum potential range of tenancies.

The roofscape is an opportunity to bring people above the city and create a social space which takes advantage of the southerly aspect and fantastic views. The lowest levels of deep plan house ancillary facilities such as car parking and plant spaces. The project will be designed to achieve a BREEAM “Outstanding” rating.
