Occupiers already expressing interest as construction gets underway on new Grade A offices in Wellington St, Glasgow

Many potential occupiers looking for scarce Grade A accommodation in the heart of Glasgow’s central business district are already making enquiries about the new Apsley House site, Wellington Road, as HBG Construction starts work.

The property, developed by HBG Properties, was sold as part of an innovative 7-property deal (worth £146million) to IVG, which is funding it. HBG Construction demolished the original site and invited interest in the development by using an innovative online demolition game which was nicknamed “Col-Apsley House”. HBG is set to transform the property from its original 25,000 sq ft to about 75,000sq ft.

‘Despite the early stage of its redevelopment, we have been encouraged by the number of enquires from prospective tenants that we have already received for Apsley House. No wonder: it’s going to be a landmark building for this City, in a prominent location in the city centre, and HBG is determined to achieve an excellent BREEAM rating. Along with the striking design, these factors set Apsley House apart from its competition. Demolition is now complete; construction has commenced and the development will be formally launched in the coming months.’

Ryden and Jones Lang LaSalle are retained to market 29 Wellington Street, a major Grade A office development, due to complete in Autumn 2009.

IVG and HBG Properties are inviting property agents to compete in the ‘virtual’ demolition of Apsley House, 29 Wellington St, Glasgow. The companies have joined together to set up an online game to allow agents to virtually demolish the site, which in reality will make way for a new 75,000 sqft £35m Grade A office development.
